Why is no-HOA waterfront land hard to find?+

Most newer waterfront developments come with HOAs that dictate house size, materials, dock design, and what you can store on the lot. True no-HOA waterfront parcels usually exist in older platted areas, rural Clay and Putnam County tracts, and St. Johns River frontage outside subdivisions.

Can I still build a custom home on no-HOA waterfront land?+

Yes. Without an HOA you're still subject to county zoning, FEMA flood rules, septic/well permitting, and Army Corps approval for any dock. Within those, you have full freedom on house style, outbuildings, fencing, and boat/RV storage.

What counties have the most no-HOA waterfront inventory?+

Putnam County (St. Johns River, Crescent Lake, Rodman Reservoir) and Clay County (Black Creek, Doctors Lake outparcels) consistently have the most. Nassau and Duval have fewer no-HOA parcels but they do exist — usually older lots inside city limits.

Can I keep a boat, RV, and outbuildings on the property?+

On no-HOA land — almost always yes, subject only to county code. That's the main reason buyers seek out these parcels.
