The Northside (Oceanway, Dinsmore), the Westside (Maxville, Whitehouse), and parts of Mandarin south of I-295 have the most no-HOA acreage inventory. Smaller pockets exist closer to the beaches but they're rare and command a premium.
Common sizes range from 1–5 acres for homestead lots up to 20+ acres for mini-farms and equestrian properties. We also see occasional 50–100 acre parcels that can be subdivided.
Single-family homes, workshops, barns, detached garages, RV ports, boat storage, and horses (subject to zoning). Without an HOA, you're only bound by Duval County zoning and code — much more flexible than subdivision life.
It depends on the location. Most Westside and Northside acreage uses well and septic; closer-in lots may have city water available. We always pull utility info and zoning before you make an offer.
